I have just attended the NAHB Fall Board Meeting in Seattle and the huge topic of conversation in the committee meetings, at the Executive Board and on the Board floor is the overall condition of our housing industry - its current state, how we got here and where do we think it is going. On a National perspective, the Home Building Industry is experiencing a significant slowdown and many builders/developers are in tight spots never before experienced. In the news, we hear daily about such things as the increase in foreclosures, the effects of sub prime lending, the results of no doc loans, interest only loans, adjustable rate loans, investor flight to quality thereby dumping huge amounts of completed inventory into the market, tightening of the entire credit picture, difficulties in the jumbo loan, developments in the pipe line now ready to move onto the market,  etc., etc…….. Add all of this to an ever increasing regulatory environment, increasing construction costs, tighter building codes, difficulties in the insurance industry …….and well it makes you want to shout out loud – I just love my job!

Below, please find forms to use in registering your Local Officers, State Directors and Committee Chairpersons with NCHBA.  It is very important that you send this information to us NO LATER THAN Friday, December 28, 2007!  This is the first link in a chain of information we need in order to keep our communication lines open with you.

We need to know who your incoming president will be and who will serve as Executive Officer or Elected Secretary this next year.  Your local association president, who should be a builder member, is automatically a State Director. 

In addition, your association is entitled to elect State Directors and Alternate State Directors in proportion to its builder membership.  Please review Article VII, Section 2, (A) of the NCHBA By-Laws in order to determine the number of State Directors you are allowed. According to the NCHBA bylaws, your builder membership, as of August 31 of the preceding year in which the directors will serve, determines the number of directors entitled to serve from your local HBA.  For example, if you have 50 builder members as of August 31, 2007, your HBA is entitled to 2 state directors who will serve on the 2008 NCHBA Board of Directors.  If you have any questions regarding this policy, please feel free to call the NCHBA office. As you will notice, we have extended the deadline for notification from November 1 to December 28, 2007.

One of the most important aspects of Association work is committee involvement.  2008 promises to be one of the most exciting years for the home building industry.  I would like to encourage you to become involved in 2008.  Listed below are the committees and a brief description of each one.  Please indicate on which committee you would like to serve and return the form no later than December 28, 2007.  If you have any questions, feel free to give me a call.  Thank you for your interest and I look forward to working with you in 2008.
